TIPS FOR TENANTS
When renting a property for the first time, it is useful to note the following points
before deciding to sign on the dotted line.
 | Take a good look around the property at a viewing and check what is provided when renting. Current legislation states that properties to let must have the following items included: - Adequate sized fridge and freezer (ice box in a fridge will not suffice)
- Adequate ventilation in each room
- Fire safety equipment and evacuation plan
- Smoke alarms
- Microwave
- Dryer (where there is no garden or outside space)

 | Good quality furniture should be provided and soft furnishings should be clean and free from stains. |
 | Check what utilities are available at the apartment, Electricity, Gas, Waste, Cable TV, Broadband etc and enquire if any are included in the rent. |
 | The best properties go quickly, so to get ahead of the game, make sure that you come prepared to viewings. You will need adequate references as follows; - Previous Landlord Reference
- Current Employer Reference
- Bank Statement or Bank Reference
- If you are self-employed you may provide a letter from your accountant
- A guarantor may be required in some circumstances

 | To secure a property, you must also provide a deposit which is equal to a months rent. The deposit, along with the first months rent, must be transferred to the agent before the lease can be agreed. |
 | Read the Lease Agreement thoroughly before signing and raise any queries you may have with your agent. Make sure that you are committed to pay the rent agreed for the entire term of the lease before signing the document. |
 | Once the letting is fully agreed by both parties, we arrange a move-in appointment with you where we will explain all the property details to you. We will demonstrate how to operate the important functions within the property and the development.
