RentLET ONLY SERVICE

FREE RENTAL VALUATION & MARKETING

When you contact our lettings department, a dedicated property manager will advise you on our services and give you
a brief overview of what to expect when letting in the current market. We can advise what repairs or maintenance will
be needed on your property to help achieve the maximum rental return on your investment.
We can meet you at your property to carry out a rental valuation based on current market conditions and the demand
for similar properties. We will compile an advertisement with photographs and place in our office and on our website,
www.odpm.ie, along with www.daft.ie, www.myhome.ie, www.rent.ie and www.property.ie, all FREE OF CHARGE.
We can advise on further methods of advertisement if necessary.

FREE VIEWINGS AND TENANT SELECTION

We will carry out viewings on demand and select suitable, professional tenants for your property, fully verifying all
references provided. ODPM will then request final approval from you, the owner, before agreeing a letting and
securing a deposit. Remember, we dont take a fee until we secure a tenant for you.

LEASE AGREEMENT, REGISTRATION AND INVENTORY

We will draw up the lease agreement and arrange for it to be signed by both parties. PRTB registration is carried out
online to reduce delays. We can take an inventory of items provided with the property at the time of letting and include
this in the lease agreement for a small fee.

MOVE IN SERVICE


ODPM provide a move in service for your tenants where we demonstrate the workings of the property from heating
controls to the location of the waste areas etc. This helps to reduce any unnecessary callouts and problems further
down the line.

 

Wrench IconADDITIONAL MANAGEMENT SERVICE

As part of our Let & Managed package, we are the sole contact for your tenants and are
there to assist them with any problems or queries that may arise, at whatever time of the day.
Our property managers are on hand 24 hours a day in the event of any emergencies.

MAINTENANCE

We will organise necessary repairs and maintenance and ensure that the property complies with the minimum housing standards regulations. This involves installing fire equipement, smoke alarms, boiler services etc.
We liaise with reliable quality contractors to carry out any maintenance at your property. All contractors are vetted and fully insured before engaged to work at any of our managed properties. We request quotes for larger projects and liaise with you before carrying out any major works.
We also have access to our in house industry professionals in Insurance, Finance and Buildings Maintenance who are on hand to provide advice when needed.

INSPECTIONS

Our property managers aim to visit new tenants within the first 2 months of their tenancy to carry out a full property inspection. If everything seems to look in good condition, we will then schedule the next inspection in 6 months time.
Following each inspection, we will send a detailed report with photos, of the condition of your property and note any maintenance or repairs needed. Dependent on the length of the tenancy, allowances must be made for reasonable wear and tear.
Should the tenants be deemed liable for any damages, we will seek to deduct these costs from the security deposit.

RENT COLLECTION

We vigorously pursue any late rents and have enforced a reliable 3 stage process where we issue tenants with standard warning letters, compliant with the Residential Tenancies Act 2004.
We will liaise with the tenants to try to assist with any issues and will alert you when we feel an eviction process is required.
